These companies have retained S & H Realty Corporation to either create retail strategies and/or to enhance their revenue and business through creative leasing programs.
Clients: Niagara Health System, Humber River Hospital, Halton Healthcare Services, Women’s College Hospital
S & H Realty Corporation was the approved retail consultant advising each hospital and Infrastructure Ontario to create a retail master plan strategy and advise on the retail portion of the Request For Proposal (RFP) sent to each proponent consortium responsible for building each new hospital under the Alternative Financing and Procurement/Design Build Finance Maintain (“DBFM”) model.
We also provided retail advisory services in evaluating each proponent submission with respect to design, financial and property management components. This includes assisting hospital clients in evaluating Guaranteed Revenue submissions from the proponents and advising in the negotiation of the retail portion of the Project Agreement with the Preferred Proponent. In most cases, we also procured the retail tenants through an RFP process.
Client: Trillium Health Partners – Mississauga Site
We completed Retail and Retail Food Services Master Plan Strategies including a staff survey and a feasibility study to convert the cafeteria into a food court, and redevelop and refresh the main entrance and lobby area. A revenue pro forma and merchandise mix was also created for the hospital site. Our strategy recommended changes to the existing retail program as well as volunteer gift shop size and converting the outsourced pharmacy to a hospital-run pharmacy.
We conducted an RFP process to secure all new retail and food services tenants for the hospital resulting in all available space being leased either at or above pro forma budget.
