These companies have retained S & H Realty Corporation to either create retail strategies and/or to enhance their revenue and business through creative leasing programs.
Client: Brookfield Development Corporation: Brookfield Place, Toronto, Canada
We were retained as retail consultant to assist in creating the retail and food services strategy and implementing the retail environment through the creative retail and food service leasing of Brookfield Place, one of Canada’s most successful mixed use projects. During the course of the assignment, we had to create a retail vision for the project, recommend retailers to be selected as tenants and obtain buy-in from all three co-owners for the plan. Through our efforts, strategic leasing was completed to over 80 stores, restaurants and recreational facilities in 120,000 square feet of retail space.
Client: First Capital Realty
This client needed a retail master plan strategy for their new head office at 85 Hanna Street and three neighbouring buildings in Liberty Village, south-west of Toronto’s downtown. With the live, work, and play nature of this growing area, the master plan included consumer intercepts with area residents, a pro forma budget of revenues as well as a merchandise mix including a fitness centre and extensive retail.
Strategy was implemented by client with S & H completing anchor lease transactions with Mildred’s Temple Kitchen and West Elm, who continue to be key anchors for Liberty Village.
Client: Westmont Hospitality Group
For shops located on the lobby and concourse levels at Fairmont Royal York in downtown Toronto, we created a Retail Master Plan that included market soundings with 33 restaurants to identify options for potential future restaurants for the project.
Property: Bell Trinity Square
For this office property in downtown Toronto, our client wanted to convert office space to retail at ground level and in the underground PATH system. We evaluated this potential and marketed these affordable spaces to service providers and restaurateurs looking for proximity to the adjacent CF Toronto Eaton Centre. Our retail strategy and leasing efforts secured Eggspectations as a licensed, sit down restaurant in 3,700 square feet with an outdoor patio, and led to a deal with Goodlife Fitness in a 24,000 square foot club.
Property: Sheppard Centre
The Sheppard Centre, located in Toronto, combines furnished and unfurnished apartments above a multi-story shopping mall. We were retained by Standard Life, the owner of the project. Our first engagement was a major repositioning and leasing of the shopping CENTRE through a merchandise mix and leasing strategy. We achieved 95% occupancy after completing over 100 transactions in just 15 months, including Winners’ first location in a mixed-use project in Canada. Almost a decade later, we were retained to do a fresh repositioning and leasing strategy, also by Standard Life, which included a redevelopment of the cinema and the repurpose of unoccupied townhouses to create another retail anchor. The project was subsequently sold to RioCan.
