Danny Klempfner

An accomplished deal-maker with a lifelong passion for retail, Danny established S & H Realty Corporation in 1984 to actively help her clients achieve their real estate and revenue generation goals.

"At S&H, our philosophy is centred on identifying – and meeting – individual client needs," she says.

"We focus on building strong relationships that add value and find innovative solutions to real estate challenges."

One of Danny's most notable achievements – in addition to her work with urban mixed use projects and restaurants - is her pioneering work in developing retail and revenue generation initiatives for healthcare facilities, transit hubs and other public sector entities. Since 1999, she has worked to create effective retail strategies at more than 50 hospitals and long-term care facilities as well as in transit hubs throughout Ontario and Canada.

"I recognize that retail is a key part of a hospital's/transit hub's amenities, but it must be seamlessly integrated with the primary use of the facility" she explains.

Today, Danny is a recognized expert in the field, acting as Team Lead on large, multi-disciplinary projects for a range of public sector clients. She facilitates workshops on retail in healthcare facilities; and she is in demand to speak at seminars on how to build revenue flows from retail in hospitals, care centres and retirement homes.

"I'm most proud of the fact that we have created and executed retail plans that have produced millions of dollars in annual incremental revenues for our clients, and which directly help our clients improve patient care or enhance the rider experience," she adds.

After graduating from Havergal College in 1976, Danny studied History, Political Science and English at the University of Toronto, before earning her licence as a Real Estate Broker from the Real Estate Council of Ontario.

Danny's commitment to the wider real estate community is a hallmark of her career.

As the founding President of Toronto Commercial Real Estate Women (CREW), the Toronto chapter of the respected North American women's network, Danny helped open opportunities for women in the real estate sector. She has actively participated in the organization's annual mentoring and scholarships program, working with young women in the industry every year for almost a decade.

In 2006, Toronto CREW established the "Danny Klempfner Legacy Scholarship" which is granted each year to an outstanding student enrolled in a post secondary school real estate program.

Danny is also a member of the International Council of Shopping Centres (ICSC).

Megan McGowan

Megan McGowan has non-stop energy and a depth of retail real estate knowledge that allows her to move seamlessly from strategy to execution. For 30 years, Megan has been increasing cash flow and asset value for landlords and developers. With over 300 leasing deals completed in the last decade, Megan sees the uniqueness of each property and builds strategies on the right fit between location and target customer, ensuring long-term value.

Starting her career in corporate real estate for a retailer, then switching to the landlord side early on, Megan has worked on all types of properties from community-based malls or strips to urban landmarks such as King Liberty Village and the Scarborough Town Centre in Ontario, the Halifax Shopping Centre in Nova Scotia, and Place Laurier as well as Galeries Normandie in Quebec. Immediately prior to joining S & H Realty Corporation in 2003, Megan was Senior Vice President, Retail Leasing Services at O&Y Enterprise (now Arcturus Realty Corporation). With a team of 30, Megan was responsible for the retail leasing of an 18 million square foot portfolio, executing as many as 700 transactions annually.

A seasoned speaker, panelist, and instructor, Megan has participated in speaking engagements at retail industry events including the ICSC Law Conference, the Real Leasing Conference in Toronto, Toronto CREW, and IDEX Neocon as well as for various private companies. Fluent in English and French, Megan completed a Bachelor of Arts degree at McMaster University and is a licensed Real Estate Salesperson in Ontario. Megan is a member of Toronto Commercial Real Estate Women (Toronto CREW), having held several Board positions including President, and is a long-standing member of the International Council of Shopping Centres (ICSC).

Lawrence is a creative problem-solver and accomplished real estate all-rounder. With over 20 years’ experience, Lawrence has a unique background in asset management, property management and leasing, giving him both a landlord and tenant perspective. A retail specialist, Lawrence focuses on working with a wide variety of landlord clients as well as identifying and securing high-quality, optimal urban locations for clients. Lawrence has also created and implemented successful retail strategies for a large number of public sector clients, including a variety of hospitals and transit hubs.

His generalist abilities also allow Lawrence to create and implement retail, restaurant, mixed-use and shopping centre retail strategies for clients.

Prior to joining the S & H Realty Corporation team in 2012, Lawrence honed his retail real estate skills in acquisitions, dispositions, re-developments, portfolio assembly and property repositioning. Lawrence’s previous roles include senior positions at Strathallan Capital, Slate Properties and at Beacon Real Estate Services, where he was involved in property portfolios across Canada. Throughout his career, Lawrence has had the opportunity to work with local, national and international retailers including Loblaw, Canadian Tire, The Children’s Place, Longos, Cara, and LaVazza Espression.

Lawrence has a Bachelor of Arts in Economics from York University, a Master’s in Business Administration from The Schulich School of Business, and is a licensed Real Estate Broker in Ontario.

Lawrence is a member of the International Council of Shopping Centres (ICSC) and has been active for many years on various committees.

Ray possesses a unique ability to blend professionalism with an engaging sense of humour that contributes greatly to forming long-term relationships. Ray still thrives on the prospecting and cold calling stages of leasing deals, and enjoys applying the effort required to bring success to lease-challenged real estate properties.

Prior to joining S & H Realty Corporation, Ray held senior leasing roles with Counsel Corporation and Bayfield Realty Advisors, and retail leasing roles with Pioneer Property Group (now Bentall Retail Services), The Second Cup, O&Y Enterprise (now Arcturus Realty Corporation), and The Cadillac Fairview Corporation Limited.

Ray holds a Bachelor of Applied Arts, Applied Geography from Ryerson University. He is a licensed Real Estate Salesperson in the province of Ontario and member of the International Council of Shopping Centres (ICSC).

Sandra is the creative, resourceful principal providing direction to ensure client requirements are understood and expectations met. Beginning as Director of Public Health Nutrition for the New Brunswick government, and following stints with a national food services management firm and Quebec based food facility design and consulting firm, Sandra has been an industry player for over 30 years. She has also served as the President of Dietitians of Canada.

Rosanne began her marketing career in the shopping centre industry. After working at several flagship shopping centres directing marketing and promotional campaigns, Rosanne took on a regional role overseeing the marketing programs for a shopping centre portfolio across four provinces. Her marketing campaigns won over 20 industry awards and she was recognized as Outstanding Marketing Director of the Year. Before co-founding Orban & Associates Inc., Rosanne worked for Bramalea Limited, Trizec Equities, and Trilea Centres.
