An accomplished deal-maker with a lifelong passion for retail, Danny established S & H Realty Corporation in 1984 to actively help her clients achieve their real estate and revenue generation goals.

One of Danny’s most notable achievements – in addition to her work with urban mixed use projects and restaurants - is her pioneering work in developing retail and revenue generation initiatives for healthcare facilities. Since 1999, she has worked to create effective retail strategies at more than 43 hospitals and long-term care facilities throughout Ontario and Canada.

“I recognize that retail is a key part of a hospital’s amenities, but it must be seamlessly integrated with the primary use of the facility” she explains.

Today, Danny is a recognized expert in the field, acting as Team Lead on large, multi-disciplinary projects for a range of public sector clients. She facilitates workshops on retail in healthcare facilities; and she is in demand to speak at seminars on how to build revenue flows from retail in hospitals, care centres and retirement homes.

“I’m most proud of the fact that we have created and executed retail plans that have produced millions of dollars in annual incremental revenues for our clients, and which directly help our clients improve patient care,” she adds.

After graduating from Havergal College in 1976, Danny studied History, Political Science and English at the University of Toronto, before earning her licence as a Real Estate Broker from the Real Estate Council of Ontario.

Danny’s commitment to the wider real estate community is a hallmark of her career.

As the founding President of Toronto Commercial Real Estate Women (CREW), the Toronto chapter of the respected North American women’s network, Danny helped open opportunities for women in the real estate sector. She has actively participated in the organization’s annual mentoring and scholarships program, working with young women in the industry every year for almost a decade.

In 2006, Toronto CREW established the "Danny Klempfner Legacy Scholarship" which is granted each year to an outstanding student enrolled in a post secondary school real estate program.

Danny is also a member of the International Council of Shopping Centres (ICSC).

Megan McGowan

A retail strategist with a keen understanding of value creation for both landlords and developers, Megan has more than 25 years of experience increasing both cash flow and asset value for her clients.

One of Megan’s most notable skills is her depth and breadth of experience working not just on the creation of retail strategies – but the execution of those strategies.

“An effective retail strategy should translate into a successful lease-up of a client’s retail property, whether in a redevelopment scenario or in a normalized, ongoing leasing program,” she says.

In addition to retail consulting projects, Megan has concluded 300+ retail leasing deals over the past decade, representing some 819,000 square feet of space.

Megan’s track record includes a range of high-profile and landmark retail properties throughout the GTA and Canada: from mixed use urban sites like King Liberty Village; to enclosed community centres like Jane Finch Mall or Galeries Normandie in Montreal; to regional shopping centres like Halifax Shopping Centre in Nova Scotia or Scarborough Town Centre.

“Each client and each site is unique; there is no such thing as a “one-size-fits-all” strategy for retail real estate,” she says.

“Unlike other sectors of real estate, retail space is more than simply a commodity: the exact location, the target customer, and the fit between the two are each critical.”

After completing a BA degree from McMaster University, Megan earned her licence as a Real Estate salesperson from the Real Estate Council of Ontario.

Before joining S&H in 2003, Megan worked in corporate real estate for many years, most recently as the Senior Vice President, Retail Leasing Services at O&Y Enterprise where she oversaw a team of 30 people. In that position, she was responsible for a retail leasing portfolio of some 18 million square feet and the execution of 700 retail transactions in 2002 alone.

Fully bilingual in English and French, Megan is a sought-after speaker and panelist at functions, including among others, the ICSC Law Conference, MMPI’s Real Leasing Conference and IDEX Neocon.

She is a past president of Toronto Commercial Real Estate Women (CREW) and a member of the International Council of Shopping Centres.

An accomplished real estate all-rounder, Lawrence has close to two decades of experience across several key sectors of the real estate market: retail leasing, asset management and property management from both the landlord and tenant perspective.

His key focus is on identifying and securing optimal urban retail locations for blue-chip S&H clients like LaVazza Espression Cafes, as well as working with co-directors Danny Klempfner and Megan McGowan on both hospital, mixed use, restaurant and shopping centre assignments to create and implement retail strategies.

“To be effective for our clients, we need to be creative and fast. And that means keeping on top of market dynamics. Urban retail markets move quickly and supply isn’t the challenge – it’s the quality,” says Lawrence.

Lawrence’s unique knowledge of both the asset management and leasing side of the retail sector is invaluable to S&H’s clients.

“It means we understand what it takes to make a deal happen, from all sides of the negotiation,” he says.

In his previous position as VP of Asset Management at Strathallen Capital, Lawrence was responsible for a portfolio of 1.4 million square feet of retail and industrial space across Ontario and the Atlantic provinces. Before that, he held positions as VP of Asset Management at both Slate Properties and Beacon Real Estate Services.

These positions allowed him to hone his skills in acquisitions, disposals, re-development and portfolio assembly, as well as the re-positioning of retail properties.

“I am most proud of the fact that I’ve been able to actualize real, year-on-year growth in the retail portfolios I’ve managed,” he says.

With an extensive network of contacts throughout the real estate sector in Canada - from major national and international tenants, to local independent retailers – Lawrence has successfully negotiated deals with retailers including Loblaw, Forzani Group, The Children’s Place, Longo’s and Cara.

Lawrence holds a BA in Economics from York University and an MBA in Real Property from the Schulich School of Business.

Lawrence is a licensed Real Estate Broker in the province of Ontario as well as a member of the International Council of Shopping Centres (ICSC).

Ray has over 20 years of experience formulating and successfully executing leasing strategies for a wide range of retail properties across Canada. He has developed a particular expertise in improving the income and stability of shopping centres through remerchandising and redevelopment.

Ray has a complete perspective of the shopping centre industry, having worked on behalf of both landlords and tenants. Prior to joining S&H Realty, Ray has held retail leasing roles with Pioneer Property Group (now Bentall Retail Services), The Second Cup, O&Y Enterprise (currently Arcturus Realty Corporation), The Cadillac Fairview Corporation Limited, Counsel Corporation, and Bayfield Realty Advisors. From the landlord’s perspective he has worked on the full array of retail properties including standalone buildings, strip centres, power centres and enclosed shopping malls. Ray has a proven track record in successfully leasing challenged real estate and still thrives on the prospecting and cold calling stages of completing deals.

Ray holds a Bachelor of Applied Arts, Applied Geography from Ryerson University.

Andrew Thomson

Development Consulting Services

For the past 20+ years, Andrew has worked on all forms of commercial real estate development including office, retail/entertainment, internet “carrier” hotels and hotel projects. Andrew’s experience includes all aspects of real estate development – from feasibility and planning, to financial modeling, to leasing, to complete project and construction management activities.

Cristina Segal

Cost / Construction Consultant, Project Management

Ms. Segal is a Professional Engineer with a successful track record for managing and planning all cost/construction and related financial aspects of major construction developments.

This includes all multi discipline project management and financial management of projects such as office buildings, mixed use developments, tenant construction and capital improvements.

Current projects include the GTAA Airport Development Program where Ms. Segal has provided Senior Program Management Budget & Cost Control services for a project valued at $4.5 Billion.

Other projects have included the Sheppard Subway, Toronto and a role as Vice President, Construction and Cost Control for Olympia & York Developments. Rosanne Orban is a partner with Orban & Associates Inc., which provides strategic planning and creative services for marketing and advertising campaigns. Clients include leading real estate companies and professional associates.

Rosanne began her marketing management career in the shopping centre industry working for Bramalea, Trizec Equities and Trilea Centres. After directing the promotion and marketing of several large shopping centres. Rosanne took on a regional role overseeing 14 centres in four provinces.

Marketing campaigns under Rosanne's direction have won over 15 industry awards and she was personally recognized as Outstanding Marketing Director of the Year.
